How Do I Get My TN Real Estate License?
Real Estate Affiliate Broker Requirements in Tennessee
1. Age & Education
- Be at least 18 years old.
- Have a high school diploma or equivalent (GED).
2. Pre-Licensing Education
- Complete 60 hours of approved real estate principles/fundamentals coursework.
- Complete the 30-hour "Course for New Affiliates" before applying for your license.
3. Examination
- Pass the Tennessee Affiliate Broker Exam, which includes both national and state-specific sections.
- You must pass both portions within six months of each other.
4. Background Check
- Submit electronic fingerprints for a background check through an approved vendor.
5. Errors & Omissions Insurance
- Obtain and provide proof of an active Errors & Omissions (E&O) insurance policy.
6. License Application
- Submit the PSI Examination Application, signed by your Principal Broker.
- Provide all required documentation, including:
- Proof of high school graduation.
- Certificates of completed pre-licensing education.
- Proof of E&O insurance.
- Eligibility verification.
- Electronic fingerprinting confirmation.
- Payment of applicable fees (currently $91.00).

Real Estate Broker Requirements in Tennessee
1. Experience Requirements
To be eligible for the broker examination, you must have held an active real estate license under one of the following conditions:
- Licensed as an affiliate broker on or before May 12, 1988: 24 months of active licensure.
- Licensed as an affiliate broker after May 12, 1988: 36 months of active licensure.
- Holds a baccalaureate degree with a major in real estate: 24 months of active licensure.
2. Education Requirements
- Complete 120 classroom hours of Commission-approved real estate education.
- Within the 120 hours, 30 hours must be in Office or Broker Management, taken at a school approved by TREC.
3. Application Process
- Submit the Broker Examination Application to TREC in your CORE Account.
- TREC will review your education and experience documentation. This approval process takes approximately four weeks.
- Upon approval, you will receive instructions to schedule your examination.
4. Examination
- Pass the Tennessee broker examination administered by PSI, which includes both national and state-specific sections.
- A minimum passing score of 75% is required.
5. Post-Examination Requirements
After passing the examination, you must:
- Provide proof of an active Errors & Omissions (E&O) insurance policy.
- Submit eligibility verification.
- Provide proof of completion of the 30-hour Office Broker Management course.
- If not currently an active affiliate broker in Tennessee, submit electronic fingerprints for a background check. Vendor Info.
- Pay the $91 application fee.
6. Post- LIcensing Education
- Within three years of obtaining your broker license, complete an additional 120 hours of Commission-approved education.
- After completing the 120-hour post-licensing education, brokers licensed after January 1, 2005, must complete 16 hours of continuing education every two years, which includes a 6-hour TREC Core course.
